When Was Seascape Completed, and How Old Is It?

Seascape Was Completed in February 2011

Seascape was completed on 25 February 2011, the day its Temporary Occupation Permit was issued. By late 2026 the development has therefore been standing, and lived in, for a little over 15 years.

The permit date is taken from the developer’s fact sheet. An earlier edition of the brochure, printed while the buildings were still going up, gave an expected completion at the end of 2012; the fact sheet date supersedes it, and the development was finished well ahead of that estimate.

Fifteen years is a useful vantage point. The homes have been occupied, the shared facilities have run through many seasons by the sea, and what a buyer inspects today is the development as it is actually lived in, with about 79 years left on its lease.

The Seascape Timeline from Lease to Keys

Four dates mark the path from bare land to finished homes. The site was leased for 99 years from 9 June 2007. The first building plan approval followed on 7 January 2008. The development received the BCA Green Mark Gold award in 2009, while it was being built. The Temporary Occupation Permit came on 25 February 2011.

IOI Properties Singapore lists Seascape in its portfolio as completed in 2011, which agrees with the permit date. The Seascape latest updates page keeps the same record in a release log.

The order of those dates also explains the shape of the purchase today. Construction, approvals and the permit are all behind the development, so the documents a buyer signs concern a finished home with a known address, unit number and strata area, and the only dates still ahead are those of the purchase itself.

Who Built Seascape, and How It Was Recognised

The developing company is Seaview (Sentosa) Pte Ltd, which holds housing developer’s licence C0353; in the brochure the project appears as a joint venture between Ho Bee Group and IOI Group. The architect was Architects 61, which gave the long, tapering plot two curving blocks whose balconies swell outward like the hulls of ships.

Besides the Green Mark Gold award, a FIABCI Prix d’Excellence in the low-rise category is cited for Seascape by the developer and by the architect alike. The Seascape developer page covers the two partner groups and their wider work in Singapore.

Ho Bee Land, founded in 1987, began building in Sentosa Cove in 2003 and by its own account became the largest developer there. IOI Properties Group, the Malaysian partner, first invested in Singapore in 1996 and put money into Seascape with Ho Bee Land in 2007, the year the lease began.

What a 2011 Completion Means at Seascape Today

A finished development changes how a home is chosen. At Seascape the grounds have been in use for more than a decade: the palms along the shoreline promenade, the planting of The Mangrove Path and Plumeria Alley, and the pools and decks are all in use. A buyer can stand on a balcony, check the view across the strait at the time of day that matters to them and walk the route to the pools before deciding.

Completion also shapes the purchase itself. There is no building schedule to wait through: the sums fall due within weeks of signing, the whole bank loan is drawn at legal completion and the keys are handed over on that day. The guide to buying a completed Seascape home walks through those steps.

Age and lease are separate measures. The buildings date from 2011, while the lease, which began in 2007, has about 79 years left in October 2026, as the article on the Seascape lease explains.

What Has Stayed Constant at Seascape Since 2011

The features that defined Seascape at completion are the ones a visitor still notices first. The balconies swell outward storey above storey, so the two blocks read as a line of hulls along the shore, an idea IOI Properties traces to the nautical theme of Sentosa Cove. Every home is still reached through a lift lobby of its own, and the fact sheet’s concierge service and golf lockers at the lobby remain part of the offer.

The setting has not changed either. The site still narrows to a point at the end of Cove Way, with open water to the south and one of the cove’s waterways to the north, and the homes in stack 01 at the tip still look out on three sides.

What has changed is maturity. The planting now frames the pools and the promenade, which is why the article on daily life at Seascape leans on the grounds as much as on the view.

Seeing the Finished Seascape in Person

Photographs on the Seascape gallery show the blocks, the pool deck at sunset and the terraces at dusk, and the site plan names each of the sixteen places in the grounds. A viewing adds what pictures cannot: the height of the rooms, the finishes and the sound of the sea at the end of Cove Way.
