PhotographSeascape was developed by Seaview (Sentosa) Pte Ltd, a joint development by Ho Bee Group and IOI Properties, and designed by Architects 61. It received its Temporary Occupation Permit on 25 February 2011.
The Companies Behind Seascape
The developing company named in the developer’s brochure and fact sheet is Seaview (Sentosa) Pte Ltd, holding housing developer’s licence C0353, and the brochure presents the project as a joint development by Ho Bee Group and IOI Group. IOI Properties Singapore lists Seascape in its portfolio as jointly developed with Ho Bee Land Limited and completed in 2011.
Ho Bee Land was founded in 1987 and listed on the main board of the Singapore Exchange in 1999. It began building in Sentosa Cove in 2003 with The Berth by the Cove, and by its own account became the largest developer there, with eight condominiums, terrace houses and villas. Its other work in Singapore includes The Metropolis at one-north, its headquarters, and the biomedical sciences development Elementum; abroad it holds offices in London, among them The Scalpel and Ropemaker Place.
IOI Properties Group is an established Malaysian developer with close to five decades of experience in townships, malls, homes, hotels and offices. It made its first investment in Singapore in 1996 and, in 2007, invested in Seascape with Ho Bee Land. Its Singapore portfolio now includes South Beach, the JW Marriott Singapore South Beach, IOI Central Boulevard Towers, Asia Square Tower 2, The Trilinq and Cityscape at Farrer Park.

Seascape Design and Recognition
Architects 61 shaped the long, tapering site into two curving blocks and gave every home a broad balcony that bulges outward like the hull of a ship. The developer’s fact sheet describes the result as a collaborative piece of art featuring ship architecture, offering views of the sea and the southern islands, and IOI Properties traces the form to Sentosa Cove’s nautical theme.
The development received the BCA Green Mark Gold award in 2009, which the Green Mark emblem on the back page of the developer’s brochure records, and both the developer and the architect list a FIABCI Prix d’Excellence award in the low-rise category.
The Site of Seascape
The site, described on the developer’s brochure as Lot 2143P Mukim 34 at Cove Way, is held on a 99-year lease from 9 June 2007 and measures 14,596 square metres. The first building plan approval came on 7 January 2008, and the development was completed in 2011, when the Temporary Occupation Permit was issued on 25 February.
