The Seascape Lease in One Line
Seascape is held on a 99-year leasehold title that started on 9 June 2007 and expires on 8 June 2106. Counted in October 2026, roughly 79 years of that term are still to run.
The dates come from the developer’s fact sheet, which records the lease start, and the end date follows from it. Every home in the two blocks at 57 and 59 Cove Way shares the same title, so a three-bedroom apartment on the second storey and a penthouse on the attic storey carry the same remaining term.
About 79 years is the figure used throughout this site, from the project details page to the CPF note on the housing loan page, and it shortens by one year every June. For a buyer, the useful question is less the form of title than how much of the 99-year term is left on the day of purchase.
In practical terms, a buyer who completes a purchase today takes over the remainder of a term that still has close to eight decades to run. The lease is the same for all 151 homes, it is recorded in the developer’s fact sheet, and it is the basis for the CPF and lending points that follow.
What the Seascape Title Covers
The lease covers the whole site of the development, which the fact sheet measures at 14,596 square metres, or 157,108 sq ft. The developer’s brochure describes the land as Lot 2143P Mukim 34 at Cove Way. On it stand two eight-storey blocks with a basement car park of 193 lots and the pools, decks and gardens that run between the blocks and the shore.

How the Remaining Seascape Lease Affects CPF
The years left on a lease matter most when CPF savings go towards the purchase. CPF Board allows savings to be used in full, within the usual limits tied to the price and the valuation, when the remaining lease will last until the youngest buyer turns 95. Where it falls short, usage is pro-rated, provided at least 20 years of lease remain.
With about 79 years still to run at Seascape, that test is met by any buyer aged 16 or older, so for an adult purchaser the length of the lease does not trim the amount of CPF that can be used. The housing loan page sets out how CPF savings combine with a bank loan and cash, and which MAS limits apply.
Each bank sets its own terms, including on the age of the borrower and the lease of the property. An in-principle approval obtained before a viewing turns those policies into a firm figure for a particular buyer.
Seascape Lease Dates Beside the Completion Date
Two dates frame the development. The lease began in June 2007, the first building plan approval followed on 7 January 2008, and the Temporary Occupation Permit was issued on 25 February 2011, when the homes were ready to be lived in. So the buildings have stood for a little over 15 years of a lease that has about 79 years to go.
That combination is particular to a completed development. A buyer sees the finished homes, the grounds and the outlook to sea before committing, instead of reading them from plans, and the lease still has most of its term ahead of it. The article on when Seascape was completed traces the milestones in order.
The remaining term is also printed on the site’s latest updates page, which records each confirmed milestone with its date.
Seascape Lease and Loan Terms Side by Side
Lease length and loan length are separate clocks, and it helps to set them against each other. A 30-year housing loan taken in 2026 would be repaid by 2056, about 50 years before the Seascape lease ends in June 2106; even the longest tenure MAS allows on a private home, 35 years, finishes decades before expiry.
The loan rules that do bite are about the borrower rather than the lease. MAS moves a loan to the lower loan-to-value limit when its tenure exceeds 30 years or when it would run past the borrower’s 65th birthday, measured on the income-weighted average age when two people borrow together. The Seascape TDSR calculator applies those tests to the ages and incomes entered.
For a family weighing a long hold, the arithmetic is simple: about 79 years remain today, and a child born in 2026 would be about 80 when the lease runs out.
Checking the Seascape Title Before Signing
A conveyancing lawyer confirms the title, the lease dates and the strata particulars of the chosen home during the purchase; those searches form part of the legal process between the option and completion. The option to purchase and the sale and purchase agreement name the home and its strata area, and those documents govern.
